The Shire of Derby/West Kimberley is considering a Licence/Usage Agreement over a portion of the land situated within the Derby Wharf Precinct (designated as “Boat/Trailer Storage - Area 1”). The Shire is providing notice of the proposal and inviting submissions (as per Section 3.58 of the Local Government Act 1995).
Property: A Usage Agreement for approximately 222m² of land within the Derby Port Precinct. The land is adjacent to Derby Marine Rescue Area and is to be identified as “Boat/Trailer Storage - Area 1” (being part of the land comprised in Crown land Title LR3157 Folio 128, being part of the land in reserve 26818).
Lease Term: Four months (1 March to 30 June 2022) plus a maximum of nine x 12 month options (at the Shire’s sole discretion).
Parties Involved: The Shire of Derby/West Kimberley and Unreel Adventure Safaris. The lease will enable Unreel Adventure Safaris to store its Boat and Boat Jinker within the Licenced Area.
Market Value: The lease rate is based on the fee set by Council and recorded in its Fees & Charges Schedule. The current fee is $15.75/m²/annum).
Consideration: The commencing rental is calculated at 222m2 x $15.72/m²pa. Giving a total potential transaction value of $3,496.50pa (exclusive of annual rent reviews).
