Pastoral land valuation objection submissions – Landgate

In response to a large number of objections to new valuations, that took effect in 2020/21, Landgate undertook a review of Pastoral land valuations and has significantly reduced valuations for properties where objections were raised.

Landgate has indicated that objections to valuations, with respect to 2020/21, may be submitted now and until 30 June 2021.  If you own or operate a pastoral property and have not already lodged and objection, you are strongly encouraged to do so now.

As you may be aware, Landgate provides valuations for local governments and other taxing authorities.  The Shire of Derby/West Kimberley applies a rate in the dollar to these valuations to determine the rate charge for each rateable property.  Pastoral land valuations supplied by Landgate for 2020/21 were significantly higher than the previous year.  This, in part, led to an increase in rate charges.  

It is understood that legislation prevents Landgate from reviewing and amending valuations for 2020/21 and that these valuations will stand for a number of years unless an objection is lodged. If an objection is lodged after 30 June 2021 may not apply retrospectively. 

Valuations determine the distribution of the rate burden and it is important that ratepayers ensure their valuations are correct or they may bear a disproportionate amount of the burden.
