PROPOSED LEASE – “AREA 10”, DERBY AIRPORT
The Shire of Derby/West Kimberley is considering a ground lease proposal involving a portion of the land situated within the Derby Airport (designated as “Area 10”). The Shire is providing notice of the proposal and inviting submissions (as per Section 3.58 of the Local Government Act 1995).
Property: A ground lease arrangement of approximately 1,000m² of land adjacent to the existing BP Fuel Depot, to be identified as “Lease Area 10” of the land used for the Derby Airport (namely, Lot 143 on Plan 144238 and being the whole of the land comprised in Certificate of Title Volume 2037 Folio 326).
Lease Term: 10 years + 10 year option.
Parties Involved: The Shire of Derby/West Kimberley and Dunning’s Fuel propose the provision of a lease area within the Derby Airport. The lease will enable Dunning’s Fuel to have additional storage space for its proposed fuel supply (on Lease Areas 2 and 15) to service aircraft using the Derby Airport.
Market Value: The lease rate is based on an equivalent independent market valuation (11 October 2021) prepared for the Shire for Lease Areas 2 and 15 (of $15,000 – 16,500).
Consideration: The commencing rental is $16,500/annum+GST (for a site up to 1,000m²), giving a total potential transaction value of $330,000 exclusive of rent reviews.
