Community or Commercial Leasing Opportunity - “Old Fire Station” Building, Derby

The Shire is inviting proposals from community groups and commercial businesses to lease the “Old Fire Station” building at Lot 656 (#35) Clarendon Street, Derby.
Written applications can be lodged at the Shire of Derby/West Kimberley by 4.00pm Monday 31 May 2021, via Neil.Hartley@sdwk.wa.gov.au, or by post to P/O Box 94 Derby, WA, 6728. Inspections of the building can also be arranged upon request.
APPLICATION INFORMATION
Community Applications:
- Must outline their community service or business model (e.g. strategic objectives, history, membership participation, financial sustainability, and structure of their organisation);
- Must outline the purpose they will put the premises to and outline the community wellbeing benefits that will result from their use of the facility;
- Must commit to meeting all outgoings of the leased area (e.g. building and surrounds maintenance; power, telephone, water, and rubbish charges, etc);
- A renewable two + two + two year lease term is offered, with renewals at the Shire’s sole discretion;
- A standard Community Group Lease will be the basis for the agreement, with standard annual community group rental (to be set by Council annually).
Commercial Applicants:
- Must outline the type of business they will operate from the premises;
- Must commit to meeting all outgoings of the leased area (e.g. building and surrounds maintenance; power, telephone, water, and rubbish charges, etc);
- Must nominate an annual rental they wish to offer for the leased area;
- Must nominate the term of the lease proposed (maximum consideration will be five + one years);
- A commercial lease will be the basis for the agreement, with the proponent meeting all lease establishment costs, estimated to be $7,000 (includes valuation fees and legal costs, any town planning considerations, plus administrative and other operations costs to progress the proposal through the necessary Local Government Act provisions).
An assessment of the proposals will be based on:
Community Group Lease: (a) Community wellbeing value provided through the activation of the leased area; and (b) Lessee’s capacity to maintain the leased area and meet the lease conditions.
Commercial Lease: (a) Lease’s financial return proposed; and (b) Capacity to maintain the leased area and meet the lease conditions.
